Second floor and rear addition project converted a little bungalow into a contemporary custom home with 4 bedroom and 5 bathroom. New design features 10' ceilings on the main floor, 9' ceilings in the second floor and a large basement full of natural light.

The living space of a one storey brick dwelling was tripled, and a small bungalow was converted into the one of the kind 3 storey contemporary house with finished basement and livable 3rd storey attic. In an established enclave of 1-1/2 storey homes, adding a third floor to a proposed dwelling is difficult enough. The key factor in obtaining the positive verdict of the Committee of Adjustment was the fact that the addition would be constructed on existing footprint, not to mention the fact that using existing foundation helped to save the homeowner over ten thousand dollars.

2 Storey Residence

New Custom Built Home featuring sleek design, contemporary clean lines and earthy shades of colour in exterior finishes. Flat roof is the special feature of this project. The reason to use the flat roof, rather than a pitched one, is largely aesthetic. However, from the practical point of view, it also maximizes the available upstairs space. Other custom upgrade for this project was the radiant heated floors through the entire house, a highly efficient way to heat a house, increasing comfort as it reduces energy cost.

The homeowners decided not only to renovate the century old 3 storey house, but also to convert it in additional source of income, by splitting the house in three legal apartments: owner’s quarters and 2 self-contained rental units. We prepared the application fully complied with the second suites by-law and obtained a building permit.

A desirable corner lot with the maximized living space, with the double car garage on the side, keeping the front elevation free to feature lovely details like eye-catching decorative chimney, and classical symmetry in the facade. Large windows on all elevations, real gem in interior layout: Breathtaking Family Room featuring 16 ft High Open to Above Ceilings.

Back addition usually gets less attention, because it is erected behind the existing house and is barely seeing from the street. Rear two storey addition in this case allowed the owner to expand an existing small footprint of an older home back into a yard. We added over 2000 square feet to the back to get more family gathering space on the 1st floor and to accommodate 3 bedrooms on the 2nd floor.

An existing foundation gave the homeowners and our designer a defined envelope to work within. Because the footprint has been already set up, the homeowner knew exactly what changes in the first floor layout were required, and the design process was going smoothly and expeditive. 

This project is another example of the quality built housing, which pairs customization and affordability.  This home has many exciting custom features, like spacious master bedroom with spa like ensuite, custom designed windows and beautiful entrance door, elegant combination of brick and stone veneer in the exterior finishes.

Despite of the lot's limited space, our designer developed the 2 storey project with spacious 5 Bedroom (each with walk-in closet) and 4+1 Washroom Layouts. Apart from the smart floor planning, the interior design features open to above breathtaking foyer, cathedral ceilings, and rarely offered large basement windows.

Classical architectural concept for a big family with traditional values. House is equipped with charming decorative elements, both exterior and interior:  arched windows and exquisite inserts in the windows grills on the front elevation, niches with potlites on the staircase, and a real gem - beautiful solid wood kitchen with ornamental mouldings.

We developed a project of a custom built stucco with a touch of luxury stone veneer exterior finish elegant home in a prestigious sought after enclave of North York. Our project features first floor with 10' ceilings,  open to above elegant two storey foyer, immaculate sun-filled family room, combined with the gourmet kitchen; and the second floor with  master bedroom with spa like ensuite and  other 4 spacious bedrooms.

Nested in the heart of King City, this beautiful custom home is pleased to offer the ultimate in family living. The traditional forms of the sloped roof, keystones and windows mouldings compliment the architecture of the surrounding neighbourhood, while contemporary large windows, straight lines of garage doors keep design clean and simple.

This project features the art of combining contemporary style with classic coziness and comfort . We designed this house for the young family who needed a bigger space and would like to stay in the popular North York neighbourhood. We created light, bright and stylish modern house concept, with impressive foundation-to-roof window at the front which keeps light flowing throughout. 

This beautiful home overlooks the water from its perch on the shoreline. The design offers the warm comforting air of a cabin, while maintaining high quality contemporary aesthetics. We were able not only to create a project that fit perfectly into the lot, but also utilized all its special and unique landscaping characteristic to maximize future satisfaction by our customer.

The featured project is a perfec example of a home addition on moderate budget. The construction estimate did not cost the homeowner arm and a leg, however, the project was customized to suit the needs of the individual client and had enough custom features like custom kitchen cabinetry or free standing bath tub in master ensuite.

2 Storey full room addition (add-on rooms stack on each other) is a generous solution to that age-old conflict of extra space and money.  As simple as it seems, addition tacked onto the side of the house, still needs detailed research and planning to be done.

The lot for the proposed house magnificently poised above the Credit River, was listed on the City's Heritage Register.  Prior to issuance of the building permit, we had to obtain the approval of the Heritage Committee. We developed a 2 storey project in the European-style which serve to define, maintain and support the historic character of the area.

The area above the garage is one of the most cost - effective ways to gain bedroom space. An over-the garage addition does not increase the footprint of a house, so it gives the opportunity to save on footing and foundation works.
